Ownership
Nova Luxe pulls the permit.
Every custom home, renovation, and commercial project is permitted under Nova Luxe's GC license. Homeowners don't submit paperwork or manage reviewer relationships — we do.
Permitting is one of the two or three variables most likely to move a project's mobilization date. Nova Luxe owns the process — from complete submission through final approval.
How we handle it
Ownership
Every custom home, renovation, and commercial project is permitted under Nova Luxe's GC license. Homeowners don't submit paperwork or manage reviewer relationships — we do.
Relationships
We've worked with plan reviewers in Southlake, Frisco, McKinney, Highland Park, Plano, Prosper, and across DFW for over a decade. Reviewer feedback is answered same-day.
Completeness
Most permit delays trace to incomplete submissions. Nova Luxe submits with the tree survey, structural documentation, drainage plan, and MEP scopes intake needs — the first time.
Scheduling
Our schedules treat permit review as a real phase, not a mystery window. Owners see a realistic mobilization date from the first proposal.

Before submittal
The drawings, the survey, the drainage plan, and the structural sheets all have to agree with one another. We resolve those conflicts in-house before the city ever sees the package.
The permit path
Plans, structural sheets, and site documents are checked against the city's intake list.
The package is filed under our license with the city's required forms and surveys.
Reviewer comments are answered directly, usually the same day they're issued.
Permit issues and the mobilization date on the schedule is confirmed.
Field inspections are scheduled around the build, not the other way around.
Deeper reading
Southlake, Frisco, and McKinney all treat residential permits differently. Our field notes explain what to expect in each city.
